recommends “In Addition to using thermography
during and energy audit, you should have a
scan done before purchasing a house; even new
houses can have defects in their thermal
envelopes.  You may wish to include a clause in
the contract requiring a thermographic scan of
the house”

The purchase of a home is a major decision and financial investment with long lasting implications.  A Thermal inspection by a highly trained thermographer utilizing advanced thermal imaging equipment, software, and moisture detection equipment  is a wise and prudent precaution to protect you and your family.  Almost every home purchaser requires a “home inspection” prior to purchase, but a thermographic inspection provides an added level of confidence to know the home you are purchasing does not have major defects that could cost you significantly.  Is that finished basement really dry? Are conditions conducive for hidden mold growth and mildew problems?  Are there defects in the thermal boundary that can cost you significantly in unexpectedly high energy bills?  Are there plumbing leaks in the walls and ceilings? Are there unseen moisture leaks in the roof, around the windows and doors?

Thermography is the best tool for finding these hidden defects.  Moisture intrusion is the primary cause of rot, mildew and mold. These problems are severly destructive to the home and can cause significant health problems to the occupants.  Some home inspectors are purchasing infrared cameras to use during their inspections, however a thermographic inspection is the combination of a skilled thermographer trained in building envelope inspections, the imager, moisture detection equipment, and software analysis. Even if a home inspector has an imager specific for building envelope analysis, rarely do they have the training, or take the time, to conduct a thorough thermographic inspection.  It is a valuable tool for them but if the data is not download and software analized it is not a thermographic inspection. The imager provides "raw data" from which the thermographer, utilizing dedicated software, provides the detailed analyis and interpretations.
